SUSTAINABLE HIGHLIGHTS:
  • Thorough sustainability analyses included an Energy Audit, Indoor Air Quality Audit, Pest Analysis, Occupant Comfort and Transportation Surveys, and a Custodial Effectiveness Assessment
  • Location in developed urban area with nearby access to public transportation - more than 85% of building occupants commute by public transit, walking, or bicycling
  • Indoor plumbing fixtures use 25% less water than similar commercial buildings
  • Building ranks in the 41st percentile above a median of similar buildings in a similar climate zone
  • Newly applied high-SRI paint in combination with vegetated roof gardens provides a cooler, insulated rooftop and reduces interior heating and cooling demands
SUMMARY:
The Headquarters Building, completed in 2005, is a leading example of sustainability implemented in an existing building. Over the course of a year, the Headquarters Building and SL+A worked together to streamline the existing building operations practices. Despite the tendency of green building certifications to focus heavily on energy and water use reductions, the significance of this project lies in the comprehensive analysis and advancement of building operations and maintenance practices.

Beyond the excellent performance of the base building, property managers determinedly adopted LEED strategies as transformative actions to constantly improve the building, rather than only considering LEED certification as a moment in time. The Headquarters building provides a first-rate business and entertainment facility in Shanghai that is also dedicated to the protection of the environment and its natural resources.
